• Foreign national of non-Indian origin who is resident outside India cannot buy or even acquire any immovable property in India by way of gift. They cannot even be a second holder of immovable property purchased by NRI/PIO. They can only acquire immovable property on lease not exceeding five years and they can acquire by way of inheritance from a person who was resident in India.

  • Liaison office of a foreign company also cannot buy immovable property in India, but can acquire property by way of lease not exceeding 5 years.
